Synetica has worked with Smart Spaces, a smart building technology provider, to install enLink IAQ‑C indoor air quality monitors across all floors of The Kensington Building. This landmark development, situated at 127 Kensington High Street, is a striking reinvention of the former Pontings department store. The project has become a high-profile exemplar of a sustainable urban workspace, blending heritage with innovation in one of London’s most prestigious commercial districts.

Smart Spaces is a building operating system that brings together all building systems into one centralised, intuitive platform. At The Kensington Building, it provides live data insights for air quality, lighting, temperature, occupancy and energy usage, all accessible via the Smart Spaces portal and mobile app for an engaging and user-friendly tenant experience. The system incorporates Synetica’s IAQ‑C indoor air quality monitors to help maintain and visualise the quality of the indoor environment in real time, as part of the building’s broader commitment to sustainability and occupant health.

The Kensington Building has been awarded WELL Gold certification, BREEAM Excellent, and an EPC B rating, clear evidence of its performance against global benchmarks in health, energy efficiency and environmental stewardship. As part of the WELL Gold accreditation process, the enLink IAQ‑C monitors were deployed to track a range of indoor air quality parameters across all office floors. Data captured includes temperature, relative humidity, carbon dioxide (CO₂), volatile organic compounds (VOCs), and fine particulate matter (PM2.5). This data is transmitted securely and made accessible through the Smart Spaces platform to building managers, facilities teams and occupants, enabling proactive management of the indoor environment.

The enLink IAQ‑C is designed to meet the demands of internationally recognised standards including WELL and RESET. Each unit provides real-time measurement of over a dozen air quality metrics using precision digital and optical sensors. In The Kensington Building, they operate in coordination with the building’s HVAC system, contributing to a healthy, high-performance workplace. Data from the units also informs Smart Spaces’ interactive environmental dashboards, supporting building-wide awareness and operational transparency.

The building itself is a demonstration of how thoughtful redevelopment can balance sustainability with design ambition. Retaining the original frame helped avoid approximately 4,500 tonnes of embodied carbon. Materials were carefully selected to reduce environmental impact and promote wellbeing, while over 99% of construction and demolition waste was diverted from landfill. Smart infrastructure, high-performance plant, and rooftop photovoltaics complete the picture, earning The Kensington Building not only multiple environmental certifications but also the BCO London Awards 2023 win in the Refurbished/Recycled category.

Synetica’s enLink IAQ‑C technology has helped elevate this space from a conventional office into a certified high-performance environment, focused on the well being of its occupants. With continuous data streams and cloud-based analysis, the building now actively supports healthier air quality, greater transparency, and regulatory compliance, all while enhancing the occupant experience.
